- What is the Metropolitan District responsible for maintaining?
The District owns and maintains the native landscaping in the public tracts of Filing 1, which includes a detention pond.
- What services are included in the landscape maintenance contract?
The Landscape Plan was developed and approved to support native landscaping within the public tracts. After native plants and grasses have had time to establish, irrigation will be decommissioned and the landscaping allowed to grow naturally.
An example of the anticipated appearance of the mature landscaping can be seen on the hillside west of the community. Over time, the public tracts will resemble the natural foothills.
- Native Areas: Mowed up to two times during the growing season, as needed, or once growth exceeds six inches.
- Trees: Due to the young age of the trees, trimming and pruning services have not yet been implemented.
- Shrubs: Pruned twice per year with a focus on plant health.
- Detention Pond: Mowed and trimmed only as needed to ensure proper drainage. Tall native grasses are expected.
- Does the District provide snow removal?
The District does not own or maintain streets or sidewalks and therefore does not provide snow removal services.
Each Owners’ Association may engage snow removal for their respective properties. Individual residents are responsible for clearing snow from the sidewalk in front of their home.
- Who is responsible for the street, curb, and gutter?
Streets, curbs, and gutters have been conveyed to the City of Colorado Springs for ongoing maintenance.
Maintenance requests or damage reports may be submitted through the City’s GoCOS reporting system or by calling (719) 385-2489.
- Who can I report a street light outage or street sign damage to?
Streetlights and street signage are maintained by the City of Colorado Springs. Outages, flickering lights, and damaged sign poles can be reported through GoCOS or by calling (719) 385-2489.
If a number is listed on the light pole, please provide it when submitting your report.
- Who is responsible for maintaining the fencing?
The District does not own or maintain any fencing.
- How do I get a new mailbox key?
Mailbox clusters are owned and maintained by the Owners’ Association; however, individual residents own their mailbox locks.
If keys are lost or a lock is damaged, residents may hire a locksmith of their choice to replace the lock. Neither the Association, the District, nor the Post Office maintains copies of mailbox keys or can rekey a lock on an owner’s behalf.
- How can I learn more about the District and become more involved?
District Board Meetings are open to the public. Meeting schedules, agendas, and informational packets are posted on the District website in advance.
An Annual Meeting is held during the fourth quarter each year to provide updates on financial status and upcoming projects. Property Owners are strongly encouraged to attend and participate.
